It’s rarely the case that future real estate owners own enough equity, to pay the mortgaging by their own funds. This means a credit is necessary to fulfill the dream of an own real estate. But where to get the money from?

In Germany the majority of real estate owners to-be, uses the offers provided by banks, to implement their real estate financing dreams. Direct banks are more and more on the rise. In the meanwhile, word has it that there are good conditions available because direct banks focus on slim distribution channels and give the saved costs to their clients. Still very famous is going to the house bank – even if they do not necessarily provide the most beneficial conditions. An interesting possibility is a loan broker. Akin to the American Mortgage Brokers they procure loans of a variety of financial institutions and get the commission from their partners. The advantage in this method is that an expert analyzes the market for adequate offers, evaluates them and advises during the decision making process.

Beyond that loan capital is also available at State Institute for Business Promotion, insurance companies and the federally owned credit association for reconstruction. Last one provides governmental subsidized promotion loans and benefits, which cheapen mortgaging considerably too. Home Loan banks as well are an established partner when it comes to mortgaging.

Special case: Home Loan Bank

Financing real estate through a building loan agreement is a special feature. The basic idea is that many members of a shared risk pool are saving capital over a special period of time to a relatively low interest rate. After a certain time the saver can, providing a good credit-rating, claim a low priced home loan.

In Germany it is possible to combine this type of mortgaging with a government-funded pension plan. When using the “Rister”-funding, “Rister”-saver can use their saving for the pension plan for mortgaging and are furthermore receiving significant benefits and tax deductions.

Credit grantors in the USA

Since the housing & financial crisis in the US many things changed regarding investors. The associations Funnie Mae, Ginni Mae und Freddie Mac are not seen as reliable finance partners anymore and banks are facing an increase of mistrust by the people. The reason for that is that banks bundled the liabilities of their clients and refinanced themselves over the years by selling these liabilities to investors.

Those who need mortgaging are still depending on the cooperation with a bank or another creditor. There are several mortgage brokers but also supraregional companies which are specialized in selling mortgages. Compared to the lenders which provide only their own products, brokers offer significantly more products from different financial partners and provide support in scanning the market for appropriate products.
